The region:
• The properties and the whole of the Somme area are steeped in history
relating to the 1st and 2nd World Wars. There are many war cemeteries in the
area if you are interested in those types of things.
• The properties are located in the tranquil and sleepy village of
Montigny-les-Jongleurs in the Somme, an easy 1.5 hour drive south of Calais and
2 hours north of Paris.
• Although remote, this village is only a 10 mins drive to the nearest market
town of Auxi-le-chateau, 25 mins drive to Abbeville, 40 mins drive to Amiens
and less than 2.5 hours drive to the centre of Paris.
• Beaches such as Favières & Le Crotoy are a short 40 mins drive away and
Le Touquet is an hour’s drive. You get a lot more for your money by being
inland as opposed to being nearer the coast.
• This charming village has a population of under 100 people. The locals are
very friendly, helpful and welcoming too. There are several neighbours that I
have made friends with and the lady mayoress is extremely welcoming too – we
get invitations to join in the village fetes etc which is lovely!
Business opportunities:
• Along with gites / holiday homes, why not consider opening
up a village shop, café / tea room, bakers or other business and add value to
the community? I recently asked the
Mayoress who said she would fully support an initiative like this. If you
wanted to open a bar or restaurant serving alcohol, you would need to apply for
permission from the Prefecture (county hall).
Reason for sale:
• Work commitments & various family commitments means that am unable to
travel very easily or freely these days so I am unable to go to France enough
to enjoy it as much as I’d like to, hence the sale.

Price & legal fees:
• I have dropped the price again for a quick sale and to reflect that some
money needs to be spent on the windows and on the barn roofs.
• The two houses are being sold together along with the 2 barns and numerous
out-houses.
• I’ve received a quote for the legal fees which will be circa
€11,800 to include notaire (notary / conveyancing solicitor) fees, searches, stamp
duty and VAT. In France, this is traditionally paid for by
the buyer. I’ve been advised that the notaire fees may
end up being less and that €11,800 is the worst-case scenario.
• The furniture will be included in the sale (assuming that the property sells for
the current asking price)
