After much deliberation I have decided to sell the house as I have another house close by which needs some renovation. I have always wanted to convert the barn here as it would be a great project but I can't afford to do both.
My dad bought the house ("Les Belles Étoiles") back in 1999 and he passed away in 2008. Since then I have spent more and more time (and money) here as I love the place so much, It's a typical french family home in a beautiful village called Gourgé, in the Deux-Sèvres region. It's accessible easily by road, about 6 hours drive from Calais or just get to Poitiers which is an easy 45 minute drive from the house. Ryanair fly from Stansted airport all year round and also from Edinburgh during the summer. Or, take the Eurostar train to Paris and then TGV to Poitiers. The nearest town is Parthenay, just 10km away and famed for it's medieval history. It really is a beautiful area and very "french" although there are quite a few British people living very close by which helps at times. Apparently this area gets the second most sunlight in the whole of France....but that's obviously not a promise as I'm not a weatherman !
I am open to discussions on leaving some of the furniture you see in the photos and video, although some of it will be going to my other house. For example, the beds and most of the bedroom furniture can be included in the sale. I also have other furniture currently stored in the barn which is available if the buyer would like it to stay with the house. I have UK freesat tv and the free french tv channels available here and the broadband speed is really good. Fibre connection is now available if you need it super fast.
If you need any further information, or want to view the house then please let me know. All the normal diagnostic reports including energy efficiency etc will be available as soon as I get them done. If I sell via ebay then there will be no estate agent fees to pay. So...here's a few other things I'm sure you will want to know about the house :
Built around1928, the plot is about 623 sq metres, with the habitable space about 125 sq metres (that does not include the barn).....however..
There are 5 bedrooms, but officially it is only 3 bedrooms as the two singles are just under the official minimum size recognised in France. (See photos...the beds fit in with no problem)
Every bedroom has a sink with hot & cold water supply, and a lockable door......perfect if you want to do any kind of rental. I have previously rented out rooms on Airbnb which proved popular.
The house currently sleeps 9 people, with room for airbeds etc if needed.
Basement / cellar -
This spans the whole footprint of the house. Currently used as a games / cinema room and a separate area for keeping DIY tools etc, and it also houses the large hot water tank. My tool / workshop used to be the wine cellar so you can easily re-create that if you want. Access the cellar via an external door leading into the garden, or via the lounge.
Ground floor - Lounge & staircase to upstairs landing etc.

At the end of the barn is a large covered outdoor eating area, easily big enough for a house full of people. This has a large extraction hood for using a bbq, which I also use as a little log fire in colder temperatures.
There is ample space for wood storage and there are raised vegetable beds....not to mention the cute well ( which does have water )
The whole plot has a wall running along the road with double gates and a single gate for access. A fence runs along the back wall which backs onto the free carpark (very quiet)...so you can park there as much as you want.
The house is all on mains drainage, so there are no fosse septique tanks to worry about.
There is a local village shop about 50ft from the house and a lovely bar restaurant in the square next to the 9th century church. At the bottom of the village is the river Thouét with Roman bridge and fishing is allowed with a permit bought in the village shop. Great for bike riding, visiting chateaux or the local villages and towns.
Finally.....the price. It is priced at around €140,000, so on current conversion I have shown it as £125,000 for this advert. I am happy to include furniture and other items as part of the deal. I am also happy to receive offers. Please let me know if you want a viewing at ay time.
