There is a utility/ store room with washing machine, which leads to a cellar, where the boiler is housed, and we keep a chest freezer.
The lounge and boiler chimneys have just been swept, and the hopper fed pellet boiler will be serviced.
The fosse has been tested, and is fully compliant. There are two toilets, one separate, and one in the single shower room.
The gardens, of around 2600 sq m are low maintenance, with shrubs, small trees and lots of hollyhocks, and there is a lovely gloriette (gazebo) with climbing roses. An excellent English gardener should be available If any assistance is required.
In addition to the existing accommodation, there is a room upstairs with window, and much work completed should more space be required, and we are told that the main 100 sq m barn is ideal to develop as a gite, as it has it’s own vehicle access.
The ancient church in the village is floodlit at night, and the view is superb. The church, however, is not listed, so there are no planning constraints. Planning permission is in place for a 6Kw solar panel installation on the main barn roof. The local mayor speaks good English, and is very helpful.
We are downsizing, so some furnishings will be available. Tax Fonciere (equivalent to council tax) is 1103 Euros including the pool, and the property energy rating is C.
